At Segula, we offer two clear models for joining existing real estate activity, in a transparent and structured manner.
The financial terms, including cashflow or interest, are determined in advance in the participation agreement and according to the collateral of each track.
Model A: Property Purchase with Active Land Contract
The Essence of the Model:
Purchase of a property in the U.S. that has an active Land Contract on it. The buyer receives full ownership of the property and the monthly payments defined in the existing contract.

Model B: Participation in Segula Activity Financing (Asset-Backed Loan)
The Essence of the Model:
Providing financing for Segula's activity, where the loan funds are backed by existing properties, according to the agreement.
Key Points:
- Fixed interest predetermined according to the legal agreement
- Backing through liens/collateral on properties
- Fixed cashflow according to agreement dates
- Completely passive management
- Suitable for those who prefer stability without dealing with property management
